The Best Crawl Space Mold Remediation in the Gettysburg Area
The home inspector came out of the crawl space and said the word mold. Or the floor over the addition smells musty every summer and you finally looked. Here's what's going on down there and what fixing it takes.
Six Steps Under the House, in This Order
Get In and Look
We go in with a moisture meter, a thermal camera, and a light. Joists, sill plates, subfloor, insulation, the ground cover if there is one, and where the water is getting in.
Find the Moisture Source
A bare dirt floor, open vents pulling in humid summer air, a downspout dumping at the foundation, a plumbing leak, or ductwork sweating under the house. Usually it's more than one.
Remove What's Grown On
Wet or moldy fiberglass batts, a torn old vapor barrier, debris, and anything porous with growth comes out bagged. Insulation hanging off the joists is often hiding the worst of it.
Clean and Treat the Wood
Every affected joist and the underside of the subfloor gets HEPA-vacuumed and wiped, with wire brushing or media blasting where the staining is heavy. Then an antimicrobial as a supplement to cleaning, not a substitute.
Dry It to Standard
Dehumidifiers and air movers until the wood reads dry on the meter. Wood that goes back under insulation has to be dry first.
Control the Ground Moisture
Then we keep it dry. We install vapor barriers and full crawl space encapsulation with a dehumidifier, and fix drainage where water gets in. That's a separate job from the remediation, and it's priced separately.
The ground under your house puts moisture into that crawl space every day of the year. Clean the joists without dealing with that and you'll be cleaning them again.
What Crawl Space Mold Removal Costs
$1,500 to $4,000
Typical planning range for crawl space mold remediation in the Gettysburg area. Heavy growth, insulation removal, or tight access runs $4,000 to $6,000 or more. A basic vapor barrier typically runs $1,500 to $4,000, and full encapsulation $3,000 to $15,000 or more, priced separately from the remediation. These are not quotes.
Access
A crawl space you can crouch in is a different job from one you have to belly-crawl. Tight access is the biggest driver.
Square Footage
How much of the subfloor and how many joists have growth on them.
Insulation
Wet or moldy batts between the joists have to come out and be bagged.
How Heavy the Staining Is
Light growth wipes off. Heavy staining needs brushing or media blasting.
Debris and Old Barriers
Old plastic, construction scraps, and anything stored down there gets cleared first.
The Moisture Fix
A vapor barrier, full encapsulation, or drainage work are separate costs from cleaning the wood.
The number you can count on comes after we've been under the house, in writing, before work starts.
Full Mold Removal Cost BreakdownVapor Barrier or Encapsulation?
A vapor barrier is heavy plastic over the dirt floor so ground moisture stays in the ground. Full encapsulation goes further: the floor and walls get sealed, the vents get closed, and a dehumidifier keeps the space dry year-round. We install both. A basic vapor barrier typically runs $1,500 to $4,000, and full encapsulation $3,000 to $15,000 or more. Not every crawl space needs encapsulation, and we'll tell you if yours doesn't.
Why the Vents Don't Help
Crawl space vents were meant to dry the space out. In a Gettysburg summer they do the opposite: warm, humid air comes in, hits the cooler wood and ground, and condenses. That's why crawl space mold often gets worse in July, not better.
Why Crawl Spaces Around Gettysburg Grow Mold
A lot of Adams County homes sit partly or fully on crawl spaces. Cumberland Township farmhouses off the Fairfield Road, additions built onto houses that already had a basement, and many of the mountain homes out toward Carroll Valley. Plenty of them have a bare dirt floor and no vapor barrier at all.
That dirt puts moisture into the air under your house all year. The floor joists and subfloor right above it are wood, and wood that sits in damp air grows mold. It usually shows up as white or gray fuzz along the joists, dark staining on the underside of the subfloor, and a musty smell that drifts up into the rooms above.
Second homes and rentals that sit closed up for weeks, sump pumps that quit in a spring storm, and downspouts that dump right at the foundation all make it worse.
What We Check Under the House
- The ground cover. Bare dirt, an old torn sheet of plastic, or a real barrier. Standing water or wet soil tells us drainage is part of the fix.
- The wood. Moisture readings on joists, sill plates, and subfloor, plus a probe for anything soft.
- The insulation. Batts that are wet, sagging, or hanging loose usually have growth behind them.
- Vents and air. Whether the vents are open, and the humidity down there compared to the rest of the house.
- Plumbing and ducts. Supply lines, drain lines, and HVAC ducts that leak or sweat under the floor.
Crawl Space or Basement?
If your house has a full basement, the problems and the fixes are different: stone walls, finished rooms, and stored boxes. The basement mold removal page covers that side.

Frequently Asked Questions About Crawl Space Mold
Does Crawl Space Mold Affect The Air in my House?
It can. A lot of the air on the first floor comes up from below, through gaps around pipes, wires, and ductwork. That's why a musty crawl space often means a musty living room. If anyone in the house has asthma or allergies, mention it to your doctor and tell us, so we plan containment around it.
Can I Just Spray The Joists Myself?
Spraying doesn't remove mold, and dead mold still causes reactions. If it's a small patch you can reach easily, cleaning it and fixing the moisture may be all it needs. If it's across the joists, under insulation, or in a space you can barely fit into, that's a job for a crew with HEPA equipment.
What is Crawl Space Encapsulation, And do I Need it?
Sealing the dirt floor and walls with a heavy vapor barrier, closing the vents, and usually adding a dehumidifier so the crawl space stays dry year-round. We install vapor barriers and full encapsulation. Not every crawl space needs encapsulation. If yours has a dirt floor, no vapor barrier, and mold on the joists, it's worth pricing along with the remediation, as a separate line in the written scope.
Is The Mold Going to Rot my Floor Joists?
Surface mold on joists usually isn't structural. Wood that stays wet long enough can start to rot, and that's a different problem. We probe the wood while we're under there and tell you straight if anything looks soft. If framing needs repair, we coordinate it with trades we trust.
