We stop the source, extract the water, map the moisture, set commercial dehumidifiers and air movers, and log readings daily until everything reaches dry standard. Sheathing Staining From Bath Fans, Ventilation, and Ice Dams
The home inspector saw black staining across the underside of the roof and now the sale is on hold. Nine times out of ten the roof is fine. The cause is a bath fan venting into the attic, blocked soffit vents, air leaking up from the house, or an ice dam at the eave. We fix the moisture first, then clean the sheathing and rafters by HEPA vacuuming, brushing, or media blasting, treat the wood, and replace insulation that got wet. Jobs run about $1,000 to $4,000.

The house smells like a damp basement even upstairs, and someone is congested every morning. Indoor air quality is a moisture problem before it's a filter problem. We read humidity in the basement, main floor, and attic, find the source, and fix it: a dehumidifier sized to the space, bath fans ducted outside, cold lines insulated, a vapor barrier in the crawl space. Then, only if it's warranted, the air side: coil cleaning, duct cleaning where ducts are actually dirty, a HEPA purifier as the last layer.
